DIAGNOSE FIRST. REPAIR WHEN RESPONSIBLE.

A roofing problem does not automatically mean you need a new roof. Michael’s Roofing begins with a detailed inspection and an honest evaluation of what your property actually needs.

When a professional repair can safely extend the life of your roof, we will tell you. When replacement is truly necessary, we will show you exactly why.

INSPECT. IDENTIFY. ADVISE. PROPOSE. REPAIR.

Our process is designed to find the cause of the problem—not simply cover the visible symptom.

We inspect the roofing system, flashing, ventilation, penetrations, accessories, roof decking, and surrounding exterior. We then identify what can be repaired, what must be replaced, and whether legitimate storm damage should be documented for your insurance carrier’s evaluation.

A PROPER REPAIR CAN SAVE YOU THOUSANDS

Roof replacement is a major investment. We do not believe homeowners should replace an entire roofing system when a responsible repair can safely protect the property and extend the roof’s useful life.

Our purpose is to solve roofing problems—not pressure every customer into purchasing a replacement.

WE FIND THE CAUSE—NOT JUST THE STAIN

A ceiling stain shows where water finally became visible, but the actual entry point may be several feet away.

Water can travel along roof decking, framing, fasteners, underlayment, masonry, flashing, and penetrations before reaching the ceiling. A proper diagnosis follows the complete water path instead of assuming the leak is directly above the stain.

By the time water becomes visible indoors, surrounding insulation and concealed materials may already be wet. Finding the true entry point is essential to making a repair that lasts.

A LEAK DOES NOT ALWAYS REQUIRE A NEW ROOF

If the surrounding roofing system can still perform, correcting failed chimney flashing, pipe boots, vents, fasteners, or isolated shingle damage may solve the problem without replacing the entire roof.

If the roof is no longer safely repairable, we explain the conditions we found and show you why replacement is necessary.

REPAIR OR INSURANCE CLAIM?

When damage is isolated, a repair may be the most responsible solution. When an inspection reveals widespread wind or hail damage, we document the property’s condition so your insurance carrier can evaluate the loss accurately.

Coverage is determined by your insurance policy and carrier. Our responsibility is to provide clear documentation and an honest assessment—not force every roofing problem into the same solution.

WHAT AN EXPERIENCED REPAIR INSPECTION CHECKS

• Step flashing woven correctly with the shingles

• Counterflashing secured into the chimney masonry

• Apron and back-pan flashing at the lower and upper chimney transitions

• Open seams, corrosion, holes, failed sealant, and previous patching

• Shingle condition around the chimney

• Masonry, mortar joints, chimney cap, and water entry above the roofline

• Roof deck condition and the path water follows inside the structure
